This Disclaimer applies to all materials supplied as part of The Estate AI Office ("the Product"), including the ebook, AI Worker prompt configurations, templates, bonuses, marketing pages, and any related communications. By using the Product, you accept this Disclaimer in full.
1. Educational & operational reference only
The Product is provided for educational and operational reference purposes only. It is not, and is not intended to be, a substitute for:
- Legal advice from a qualified UK solicitor
- Compliance advice from a licensed compliance professional
- Financial, tax, or accounting advice from a qualified adviser
- Regulatory guidance from HMRC, the Trading Standards Service, the ICO, or the Solicitors Regulation Authority
- Property valuation or surveying services regulated by RICS
2. No professional advice
Nothing in the Product constitutes legal, regulatory, financial, tax, or compliance advice. You remain solely responsible for your regulatory compliance in your own estate agency operations. If your situation involves novel facts, complex transactions, politically exposed persons, sanctions concerns, contested tenancies, gazumping/gazundering disputes, or any matter requiring qualified review, you must engage appropriately qualified professional counsel.
3. AI-generated content limitations
The Product uses Anthropic's Claude AI to produce drafts and outputs. AI-generated content:
- May contain factual errors, outdated regulatory references, or hallucinated information
- Should be independently verified before being communicated to consumers, vendors, tenants, or third parties
- Should not be relied on for high-stakes regulatory or legal decisions without qualified human review
Under Anthropic's Usage Policy, AI use in "High-Risk Use Cases" (including legal interpretation and decisions with legal implications) requires (a) qualified professional review of outputs before dissemination, and (b) disclosure to end users that AI was used. You must comply with these requirements when applicable to your use of the Product.
4. No guarantee of results
Marketing materials, the ebook, and the Worker outputs describe outcomes other estate agents have reported or that we believe are achievable when the Product is used as designed. Your individual results will vary based on your market, listing volume, lead quality, follow-up discipline, the consistency with which you apply the framework, and factors outside any tool's control.
References to revenue figures, hours saved, or business outcomes are illustrative and not guaranteed. Past performance is not indicative of future results. You should not purchase the Product as a substitute for sound operational judgment, professional advice, or qualified marketing strategy.
5. Third-party content and references
The Product references third parties for educational or comparative purposes only. Specifically:
- Anthropic and Claude — used as the AI platform; we are not affiliated, endorsed, or sponsored by Anthropic, PBC. "Claude" is a trademark of Anthropic, PBC.
- Rightmove, Zoopla, OnTheMarket — referenced as property listing portals; we are not affiliated.
- Iceberg Digital, Alto, other industry providers — referenced in comparative analysis based on publicly available information; we are not affiliated.
- Anonymised audit examples — listing copy referenced in our audit demos is verbatim from publicly available Zoopla listings at the time of audit (May 2026). Agency names have been anonymised because the examples illustrate industry-wide patterns rather than criticism of specific firms.
- Alto Agency Trends Report and TwentyCi data — cited from public industry research for context.

Our total aggregate liability is limited to the amount you paid for the Product. Nothing in this Disclaimer limits liability for death or personal injury caused by negligence, fraud, fraudulent misrepresentation, or any other liability that cannot be limited or excluded by law.
